Plumber in Sofia: what to check before you call one
The same leak under a sink in Sofia can take half an hour or a whole day. The building decides: a panel block in Lyulin, an old block in the centre and a new build in Lozenets have different pipes and different surprises.
Turn the water off first
If water is leaking now, close your flat's stop valve. In panel blocks it is often old and does not shut fully; then the building manager turns off the entrance. Same-day, evening and weekend visits cost more; a dripping tap can wait for a planned one.
You pay for the journey once
Every visit has a fixed part: the drive, parking and carrying the tools up. In the centre and the paid-parking zones the plumber first has to find a legal place to stop, so ten minutes of work is never priced as ten minutes. Save small jobs for one visit: the tap, the trap, the toilet hose.

Most problems start at the risers – the vertical pipes through every flat in the stairwell, often original.
- A riser repair usually cuts the water to the whole entrance. Tell the building manager and neighbours.
- Pipes behind tiles or in a duct have to be opened up and then made good.
- An old stop valve is worth replacing while the plumber is there.
Older blocks in the centre
In the older blocks in the centre and old Lozenets the plumbing can be decades old. Replacing one valve sometimes shows that the pipe next to it is worn out too. Agree before work starts how it is charged if that section has to go as well.
New builds: Lozenets, Manastirski Livadi, Krastova Vada
If something leaks inside a wall in a new flat, check the developer's warranty first: Bulgarian law sets minimum warranty periods for construction and installation work. If it is covered, call the developer, not a plumber.
Parts and price
Buy the tap or water heater yourself and you pay only for labour, but ask the plumber for the size and connection type first. If they bring the parts, ask for them on a separate line.
As a rough guide: as of October 2026 the typical starting price for a plumber is 30 €, and the middle half start between 20 € and 50 € (what a plumber costs). They predate Sofia and are not the price of a finished job.
Before you agree, ask: labour only or parts too, are travel and parking included, how is extra time charged, and what is the warranty.
Common questions
Who pays to repair the riser in a panel block? Usually the owners of the building together, because the riser is a common part. Talk to the building manager before ordering work on it.
Can the price change once the plumber is there? It can if the problem turns out to be different, say a leak inside the wall rather than at the trap. Any change should be agreed with you before the work goes on.
My new flat has a leak. Should I call a plumber? First check whether the developer's warranty covers it and contact the developer. If not, or if they do not respond, then call a plumber.
