Cleaning after renovation in Sofia: when and what
The keys to a new flat in Manastirski Livadi, Krastova Vada or Malinova Dolina do not mean you can move in that day. Filling, painting, tiling and fitting the kitchen leave fine dust on every surface, grout haze on the tiles and film on the window frames. A normal clean will not shift it.
Clean last
The most common mistake is cleaning while the trades are still working. Every tile cut or floor sanded raises fresh dust that settles on what was just cleaned. Wait until:
- every tradesperson has finished, including the kitchen, doors and lights;
- the flat has electricity and running water – the team cannot work without them;
- the building waste has gone. That is a separate service: waste removal in Sofia.
In older blocks in the centre, where plaster was knocked off or parquet sanded, the dust lingers. There the clean is often done twice: a main one after the works and a light one before moving in.
What to include
Scope varies between teams, so agree it in advance. Usually:
- dust off walls, sills, switches, sockets, radiators, doors and frames;
- windows on both sides, frames, protective film and labels;
- leftover grout, adhesive and silicone on tiles and joints;
- bathroom, taps, and kitchen cupboards and drawers inside;
- floors, including under radiators and in corners;
- paint spots, as far as they come off without damaging the surface.
The balcony or terrace is often the worst after a renovation; mention it separately.
The film on the window frames
In new builds the frames often arrive with protective film. The longer it stays in the sun, the harder it is to peel off and the more likely it is to leave adhesive behind. If moving in is delayed, have it removed at the first clean.
Getting the flat ready
- Gather anything that should not be touched in one place.
- Say what the floors and worktops are: parquet, laminate, natural stone. Not every grout remover is safe on stone.
- Warn the team about any paint that is still fresh.
- Arrange a key, the entrance code and somewhere for the team to park.
- Agree whose products and equipment are used.
How long it takes depends on the floor area, the renovation and the team size. A two-room flat after a light refresh and a three-room flat after a renovation with sanding are very different jobs. Common questions
When should I book the post-renovation clean? When every tradesperson has finished and the waste has gone. Clean any earlier and new dust from cutting and sanding settles on the clean surfaces again.
Does the flat need electricity and water? Yes. Without them the team cannot vacuum or wash, so check both before the cleaning day.
Will they remove the film from the window frames? Usually, but agree it in advance. The longer the film stays in the sun, the harder it is to remove.
